Who we are
JJ Title & Escrow Company LLC is a Florida title agency serving buyers, sellers, lenders, real estate professionals, and investors across South Florida. We handle the full arc of a transaction: the title search and examination, the title commitment and policy, and the escrow and settlement work that moves the money and records the documents.
We are deliberately a small office. That means the person who examines your title and the person who prepares your settlement statement work in the same room and know your file by name — not by case number. When something needs a decision, it gets one the same day.
We work throughout Broward, Miami-Dade, and Palm Beach counties and issue policies statewide in Florida. Closings can be held at our Sunrise office, by mobile notary at a location that works for you, or remotely where the lender and transaction allow.

Joe leads title production at JJ Title & Escrow, overseeing every search, examination, and commitment that leaves the office. He works directly with buyers, sellers, lenders, and real estate professionals across Broward, Miami-Dade, and Palm Beach counties to clear title defects before they become closing-day problems.
Jasmine Joseph
Escrow Officer
Jasmine manages escrow from contract to disbursement — deposits, payoff coordination, settlement statements, and wire release. She keeps every party on the same page and every deadline in view so closings stay on schedule.
Maya Joseph
Escrow Officer
Maya handles file coordination and closing preparation, gathering lien payoffs, HOA estoppels, municipal lien searches, and lender instructions so the settlement statement is accurate the first time it goes out.
Closings
Sign at our table, at yours, or from anywhere
Most closings happen at our Sunrise office. When that is not practical we send a mobile notary to your home, your agent’s office, or wherever works — and where the lender and the transaction allow it, we can close remotely. Out-of-state and overseas sellers are routine for us; tell us early and we will build the signing logistics into the schedule rather than around it.

Answer the phone
A closing is one of the largest financial transactions most people ever make, and the anxiety in it is almost always caused by not knowing what is happening. We would rather over-communicate.
Find it early
Every title problem is cheaper and easier to solve four weeks before closing than four hours before. We order searches, estoppels, and payoffs the moment a file opens.
Explain it plainly
Title documents are written for underwriters. We will translate your commitment, your settlement statement, and your policy into language that actually tells you what you own.
Guard the money
Escrow funds sit in a dedicated trust account and move only under written instruction and verified authority. We verify wire details by voice, every time, without exception.
