What we do

Everything between the contract and the keys

One office handles the search, the insurance, and the money — which means fewer handoffs, fewer surprises, and one place to call when something needs an answer.

Title Search & Examination

A full search of the public record — deeds, mortgages, liens, judgments, probate, and plats — examined by our title agent to establish exactly who owns the property and what is attached to it.

Title Insurance

Owner's and lender's policies issued through our underwriter, protecting your ownership and your lender's lien against defects that a search cannot reveal.

Escrow & Settlement

Deposits, payoffs, and closing funds held and disbursed through our escrow account, with a settlement statement that reconciles to the penny.

Residential Closings

Purchases, sales, refinances, new construction, and cash deals — coordinated with your agent, lender, and the other side from contract to recording.

Commercial Closings

Multi-parcel transactions, entity purchases, 1031 exchanges, and commercial refinances, including entity and authority review.

Lien & Estoppel Coordination

Municipal lien searches, HOA and condo estoppel letters, open permit review, and payoff demands ordered and tracked so nothing surfaces on closing day.

Title insurance

Most insurance protects against the future. This one protects against the past.

Homeowners insurance covers the fire that has not happened yet. Title insurance covers the forged signature from 1994, the contractor who was never paid, the heir nobody knew about, and the clerical error that put the wrong legal description on a deed.

A thorough title search finds most problems. Title insurance handles the ones no search could have found — and it pays the legal bill to defend your ownership, which is often the more expensive half.

Owner’s policy

Protects you

Paid once at closing, lasting as long as you or your heirs hold an interest in the property.

Lender’s policy

Protects the bank

Required by nearly every lender and shrinking as you pay down the loan. It protects their lien, not your equity.

How a closing runs

Five steps, and you always know which one you are on

Most closing anxiety comes from silence. Here is the whole sequence, start to finish.

  1. 01

    Contract received

We open the file, confirm the parties, and order the title search.

  2. 02

    Search & examination

The chain of title is examined and a commitment is issued to all parties.

  3. 03

    Clearing requirements

Payoffs, estoppels, releases, and lien searches are ordered and cleared.

  4. 04

    Closing

Documents are prepared, funds are collected, and the settlement statement is finalized.

  5. 05

    Recording & policy

The deed and mortgage are recorded and your title policy is issued.

Why us

A closing should be the boring part of buying a house

We order the search, the municipal lien search, the estoppel, and the payoffs the week the file opens — not the week of closing. Problems found early are paperwork. The same problems found late are a delayed closing, a rate-lock expiration, and a moving truck sitting on the street.

  • We answer. Email a question and get a person who knows your file, not a ticket number.
  • We chase. Associations and servicers move slowly. We follow up until the document is in hand.
  • We explain. Your commitment and settlement statement, walked through line by line if you want.

Your closing team

You will know the people handling your file

No call centers and no rotating case numbers — the same small team works your closing from the day the contract lands.
